Community Manager

Brief Job Description:

  • Assists in formulation of budgets each year and staying within established budget guidelines.
  • Ensures that rents are collected, market rents are appropriate and renewal increases are approved, and audits and reconciles pre-paids.
  • Stays in contact with vendors and contractors to schedule work and handle billing, relations and certificates of insurance. 
  • Trains, motivates, schedules and supervises all on-site staff.
  • Ensures schedules are complete, office and apartment models are in good condition, all applications are approved and leases are completed correctly, activity and reports are submitted timely and proper inventory is maintained. 
  • Maintains a positive customer service attitude, resolves all resident issues, periodically inspects move-ins and move-outs, reviews all notices to vacate to determine cause for move-out, and initiates and implements policies/procedures to maintain resident communications.
  • Physically inspects property on a regular basis, checks on vacants, updates vacancy status board, monitors work order completion, and coordinates outside work with Maintenance Supervisor.
  • Reviews market studies, shops competition, shows prospective residents the property, and maintains awareness of industry/market conditions.

Requirements:

  • Position requires at least 3 years experience in property management or related industry; 1 year as an Assistant Community Manager. 
  • Must have background in supervision and successful track record of accomplishments.
  • Work 40 hours per week.

Leasing Consultant

Brief Job Description:

  • Primary duty is to greet prospects, professionally present the features and benefits of their assigned property and properly secure lease agreements from qualified persons. 
  • Maintains a professional, yet friendly atmosphere.
  • Inspects models, market-ready vacancies, grounds, move-ins and move-outs.
  • Answers incoming phone calls and handles accordingly.
  • Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while providing features and benefits.
  • Maintains awareness of local market conditions and trends. 
  • Completes lease applications, assists with application verification and notifies prospects of results.  Also completes all lease paperwork.

Requirements:

  • Position requires good leasing and closing skills and applicant must type 30 WPM and be organized.
  • Work 40 hours per week.  Employee will be required to work a flexible work week, including weekends.

Maintenance Supervisor

Brief Job Description:

  • Performs maintenance tasks personally or delegates to assistants.  Oversees and occasionally inspects work performed by assistants.  Ensures that make-ready repairs and services are completed correctly and on schedule.  
  • Institutes and manages a system for handling resident service requests. 
  • Schedules maintenance personnel in conjunction with Community Manager so that maintenance is available for emergency purposes 24 hours a day, 7 days a week.

Painter

Brief Job Description:

  • Inspects and paints vacated apartments and completes required forms in regard to painting.
  • Routinely performs the following duties in order to restore apartment to "market ready" status:
    • Communicates with Manager concerning particular apartments that need painting in order of priority.
    • Works at a pace which will leave enough time for other maintenance personnel to complete their functions in the make-ready process.
    • Reports to Manager when paint and/or supplies are low to avoid depletion.
    • Repairs holes in walls, caulks tubs, repairs ceramic tile.     
    • Performs all tasks in a neat and efficient manner.  This includes cleaning all brushes, rollers and equipment and returning said equipment to their designated storage facility at the end of each day.
    • Wears uniform as instructed by Community Manager, which may include providing your own painter's whites.
    • Uses protective equipment when necessary following all safety procedures.
    • Assists in keeping grounds clean at all times.
    • Performs other work duties as directed by Community Manager.

Requirements:

  • 40 hours per week, Monday through Friday.  May be necessary to work weekends.

Housekeeper

Brief Job Description:

  • The Housekeeper is responsible for the upkeep of the Clubhouse, amenities and apartment turnover in order to provide an exceptional customer experience.
  • Clean the office, clubroom and restrooms on a daily basis prior to 9 am.
  • Clean and maintain models and fitness center on a daily basis.
  • Clean all vacant apartments as directed by the Community Manager or Turnover Manager.
  • Keep all vacancies fresh and odorless.
  • Assists in keeping grounds clean at all times.
  • Inform management of supply needs.
  • The Housekeeper will assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.

Requirements:

  • Work 40 hours per week.  May be necessary to work weekends.

Groundskeeper

Brief Job Description:

  • Physically walks the property on a frequent basis and removes litter, debris and pet droppings from the grounds.  It is especially critical that the following areas remain neat and free of litter at all times:
    • Clubhouse and pool area  
    • Mail room
    • Dumpster areas
    • Recreation areas
    • Parking lots and drives
    • Walkways to and from, and in between buildings
    • Grounds adjacent to the road, in front of the office
  • Performs “trash-out” duties at vacated apartments if needed. 
  • Removes all abandoned furniture, trash, and boxes.  Transfers to dumpster or storage area, whichever is applicable.
  • Distributes resident communications to residents; e.g., upcoming events, pest control notices, newsletters.
  • Assists with make-ready duties. 

Requirements:

  • Work 40 hours per week.  May be necessary to work weekends.
