We know there are countless choices for today’s renter and so much to remember when making this very important decision, so we have provided some additional information that may be important to you. Our award-winning, customer-focused teams strive to make this process – and your time with us – as hassle-free as possible. What is your application fee?

The application fee is $35 per person and is a non-refundable amount. All persons over the age of 18 must complete an application for occupancy and will be a leaseholder upon approval.


Is my security deposit completely refundable?

Starts at $500 (refundable security deposit) based upon application approval.*

What is your reservation fee?

A one-time payment in the amount of $250. This payment is non-refundable unless cancellation is made in writing within 48 hours of signed reservation agreement.

Do you allow pets? If so, are there any restrictions?

We welcome a two-pet maximum per apartment, not to exceed 65 lbs. total weight of one dog. Some breeds are prohibited and all pets are subject to the approval of management. A pet deposit is required and monthly pet rent amounts are per pet. Specifics regarding your pet’s breed, weight, proof of rabies documentation from your veterinarian and a photo of your pet will be required prior to move-in. A pet deposit of $500 is due upon move-in. A monthly pet rent of $40 per pet will be due at the beginning of each month.

What is the parking situation like (free, assigned spaces, covered, guest parking, etc.)?

Individual parking garages are available. A $200 refundable deposit is due upon move-in if you rent a garage. A monthly garage rent of $200 per garage will be due at the beginning of each month. Parking spots are not reserved and are first-come, first-served. No commercial vehicles are permitted to be parked overnight on the property.

Do you accept short-term leases?

12-month leases are standard but we do offer variable lease terms as market conditions allow. Short-term premiums apply for all lease terms under 12 months.

What are your concession terms?

In the event there is a reduced market rate at the time you lease your new home, the concession is extended in consideration of a 12-month minimum and is expected to be paid back in full if the lease term is not fulfilled.

Are utility costs included in the rent?

Residents pay for gas, electric, water and sewer. Your leasing professional will be happy to provide you with the local contact numbers to set up your new accounts.

Is renter’s insurance required?

We require all residents to have a minimum of $100,000 liability coverage at all times and Legend Management Group to be included as “Additional Insured.” All approved applications pre-qualify for an A+ policy that is easy, affordable and hassle-free at eRenterPlan.com. Ask your leasing professional about our eRenterPlans or you can use the insurance company of your choice.

Can I pay my rent online?

Life is busy and time is valuable, so we aim to make our exchanges as hassle-free as possible with our resident portal. Residents and future residents have the options of paying rent online with a credit card,* auto-debit or e-check through our resident portal. Simply click the “Resident Login” link above to login or register. Rent can also be paid with a check, money order or cashier’s check.

What are the clubhouse/fitness center/pool hours?

Clarksburg Clubhouse Hours:
Monday – Friday: 8am-6pm
Saturday: 10am-5pm
Sunday: CLOSED

Resident Lounge open 24 hours a day. (TEMPORARILY CLOSED DUE TO COVID-19)

Monday – Friday: 9am-4pm
Saturday: 10am-4pm

Which company provides cable services?

Residents can choose from Comcast, Verizon or DIRECTV for their cable, telephone and Internet needs.

What is the Housing for Older Persons Act?

The Housing for Older Persons Act (HOPA) is an exception to the Federal Fair Housing Act that allows communities to operate as 55 (fifty-five) or older housing.  To qualify for this exemption, the following criteria must be met: At least 80% of the community must be occupied by at least one resident over the age of 55.

What age group qualifies to reside in 80% of the community?

At least one resident over the age of 55 must reside in the home and other occupants may reside in the home over the age of 19.

What age group qualifies to reside in 20% of the community?

There is no requirement that the remaining 20% of the occupied apartment homes be occupied by persons under the age of 55, nor is there a requirement that those apartments be used only for persons where at least one member of the household is 55 years of age or older.  However, the minimum age requirement is 19.

What is considered as reliable age verification documentation?

The following documents are considered to be reliable for age verification: birth certificate, drivers license, passport, immigration card, military identification, or any other state, local, national or international documentation, provided it contains current information about the age or birth of the possessor.

Does The Elms at Clarksburg Village Encore offer assisted living?

No.  The Elms at Clarksburg Village Encore is an active adult community and does not offer assisted/continuing care.  The community is for those active adults who want to enjoy an independent lifestyle.

Can guests and family members under the age of 19 visit?

Guests of a resident and persons who are under nineteen (19) years of age may stay in the apartment home for periods of time not to exceed a total of fourteen (14) days for each guest in any one calendar year.
